Asphalt resurfacing lays a new layer of hot mix over the pavement you already have. It fits when the base underneath is still sound and only the surface has worn out. Driveway resurfacing and parking lot overlays cost less than tearing the old pavement out. An overlay only holds up if what is under it can carry the load.

An overlay works when the pavement under it is still doing its job. The Federal Highway Administration spells out what a good candidate looks like. It wants low cracking, little rutting, a structure strong enough for the traffic and working drainage. Surface wear and shallow cracks are fine.
Alligator cracking is the one to watch for. When cracks spread into a pattern in the wheel tracks, Georgia DOT calls that clear evidence of inadequate structural strength. Its guidance says overlaying distress that widespread is not cost effective. Standing water is the other red flag, because a new layer does not fix drainage.
Where only a few spots have failed, we cut those areas out and rebuild them before the overlay. GDOT calls that full depth patching. Milling is another method: a machine grinds the worn layer off so the new asphalt sits at the old height. Where failure runs through the whole drive or lot, an overlay is money spent twice.
Thickness depends on the mix and on how far the grade can rise. Georgia DOT's tables cover its surface mixes. A single lift runs three quarters of an inch to two and a half inches. For driveways, asphalt industry guidance puts a typical overlay near one and a half to two inches. The estimate spells out the thickness, the repairs and the square footage for your job.
The old surface gets cleaned first, then cracks are filled and failed spots are repaired. Low areas, ruts and settled utility cuts come up with a leveling course. A tack coat goes on next so the new asphalt bonds to the old. The Asphalt Institute says a tack coat is needed almost always.
Reflective cracking is the other thing to plan for. Cracks in the old pavement work their way up through the new layer. FHWA says wide and active cracks will reflect through a new thin overlay. Filling and repairing them first is what slows that down.
Around Cartersville and Bartow County, most pavement sits on Georgia red clay. Red clay turns slick and soft when it is saturated. That is why drainage decides whether an overlay is worth doing. If water stands by the garage, a new layer on top will not move it.
Driveway resurfacing suits a drive gone gray and rough that still sits on a solid base. Long rural drives and steep drives get looked at section by section, since the wear is rarely even. If the drive is cracked through and soft underneath, a new asphalt driveway is the better spend.
Parking lot resurfacing runs the same way, with more planning. We plan the work in phases with you so a shop, church or warehouse can stay open. Where a lot is past an overlay, new parking lot paving is the route. After the overlay cures the lot gets restriped.
