Marietta is the Cobb County seat, and the ground here is rolling Piedmont with red clay under it. Inside the 120 Loop the streets are older and the houses are smaller, built for the bomber plant workforce. Past the city limits, East Cobb and West Cobb still carry a Marietta mailing address. Those subdivisions started filling in during the 1960s, and a lot of that driveway asphalt is decades old.

Marietta sits in the Piedmont, where the state soil is Cecil: a sandy loam surface over deep red clay. Dry, that clay holds up fine. Wet, it turns slick, ruts under a loaded truck and loses bearing while it stays saturated. North Georgia gets close to 50 inches of rain in an average year, so soft ground is normal here.
So the work starts below the asphalt. The site gets graded so water runs off, then the stone base is compacted in layers. The National Asphalt Pavement Association puts it plainly: standing water is the leading cause of driveway failure. Where a drive crosses a low spot or a road ditch, a pipe goes in before any paving.
Marietta has heavy tree cover, and the city runs a tree replacement program for its neighborhoods. Big hardwood roots run under the edge of old asphalt and lift it. That is where the cracking usually starts on an older drive near the Square. We cut those failed areas out and patch them with hot mix instead of paving over them.
Near the Square and along Kennesaw Avenue and Whitlock Avenue, the houses are mid-century and the drives are short. Many were paved once, patched a few times and never rebuilt. When the base under them is still sound, an asphalt overlay is usually the right call. When the cracking runs through the wheel tracks, the base has failed and an overlay will not hold.
East Cobb grew as an Atlanta suburb starting in the 1960s, and it kept filling in for decades after. The subdivisions off Johnson Ferry Road, Lower Roswell Road and Sandy Plains Road sit on rolling, wooded lots. Indian Hills is built around its country club off Lower Roswell. Driveways there run long and sloped, and the old ones are usually raveling on top and crumbling at the edges.
West Cobb is different ground: bigger lots, more grade and drives that run a few hundred feet off the road. Out toward Burnt Hickory Road and the west end of Whitlock Avenue, some of those are still gravel. Paving one means grading it, then stone, then hot mix. No more mud, no more dust.
Cobb Parkway is the main commercial strip in Marietta, and the lots along it serve strip centers, shops and offices. The Marietta Parkway loop, Roswell Street, Canton Road and Powder Springs Street carry the same kind of frontage. Franklin Gateway holds apartment complexes that went up in the early 1970s. Lots that old have usually been patched for years.
An aging lot needs more than paint. Failed areas get cut out and rebuilt, low spots that hold water get leveled, then the overlay goes down. Where the pavement is past that, the section comes out and gets rebuilt. Truck lanes and dumpster pads get a heavier build than car stalls.
Businesses along these corridors stay open while the work happens, so we plan the work in phases with you. Striping goes back down after paving, and sealcoating comes later, once the new asphalt has cured. The US Department of Justice says restriping a lot brings the 2010 ADA accessible parking rules with it. Warehouses and shops on the Dobbins and Lockheed side of town run the same pavement under heavier trucks.
It depends on the road you tie into, because Marietta addresses sit under three different road owners. Inside the city limits, the City of Marietta issues the permits and covers work in the city right of way. Out in unincorporated East Cobb and West Cobb, Cobb County DOT reviews driveways that connect to a county road. It issues a driveway approval letter, and commercial driveways go through Cobb County Community Development.
On a state route such as Cobb Parkway, the road belongs to Georgia DOT. GDOT requires an encroachment permit before construction work in the state right of way. It also sets the driveway width and the pipe that carries the ditch under the apron. The owner or an authorized agent applies for it, and we build the drive to whichever rules apply.
We come down I-75 from Cartersville to work Marietta, a drive of about 25 miles. Before any digging starts, Georgia law requires a locate request through Georgia 811 so the utilities get marked. Private streets and shared drives inside Cobb subdivisions are a different animal, since the owners or the HOA maintain them. We take on private road paving there as well.
