Atlanta sits high on the Georgia Piedmont, and the ground under it is red clay. On the northwest side the land falls away toward the Chattahoochee River, which borders the far edge of the city. Driveways here run down grades, past big shade trees and across fill from older lots. Water and roots decide how long the asphalt holds up.

Most of Atlanta sits on Piedmont red clay. The USDA describes the Cecil series, Georgia's state soil, as a sandy loam surface over a red clay subsoil. Dry, it drains well and carries weight. Wet, it turns slick and ruts under a loaded truck.
That matters on a grade. Atlanta averages about 50 inches of rain a year at the airport gauge. On the slopes running down to the Chattahoochee, runoff cuts at the edge of a drive. Then it pulls the base out from under the pavement. Grading for drainage and a stone base compacted in layers are what stop that.
Frost is less of a problem here than it is up our way. The 1991 to 2020 normals put Atlanta at about 36 nights a year at or below freezing. Cartersville runs closer to 68. Heat, water and tree roots do more damage to Atlanta pavement than freeze and thaw does.
The northwest side gives us two different kinds of driveway. Intown, in Berkeley Park, Blandtown, Underwood Hills and Whittier Mill Village, the lots are tight and the drives are short. Underwood Hills filled in through the 1920s, and I-75 later walled off one side of it. On streets like those, access for a paver and a dump truck gets planned before anything else.
West of there, in Paces, Mount Paran, Springlake and Collier Hills, the drives get long. Estate lots run hundreds of feet back off the road, with curves, grade and mature trees along both sides. Around a new build, watch the fill. Trade guidance published by the Asphalt Institute says fill near new homes tends to settle. It calls for waiting a few months before the drive goes in.
Plenty of older pavement on this side is sound underneath and just worn on top. Where the base is still good, an overlay of hot mix costs less than tearing the drive out. The same trade guidance says to cut out and patch the failed spots first. Where cracking runs the length of the wheel tracks, GDOT treats that as a base problem. An overlay will not hold over it.
Marietta Boulevard and Chattahoochee Avenue run through the Chattahoochee industrial district on the west side. Warehouses, shops and small plants line them, and loaded trucks beat on those lots. A lot that carries truck traffic needs a heavier section than a lot that only parks cars.
Parking lot paving here gets planned in phases with you so the business can keep running. We look at where the water goes first. The National Asphalt Pavement Association calls standing water the leading cause of driveway failure. It breaks a parking lot up the same way.
Atlanta's tree protection ordinance reaches parking lots too. As the code reads, a new lot with 16 or more spaces has to meet tree planting and landscaping rules. The same goes for a lot being expanded, or torn up and regraded. A lot that is only sealed, restriped or overlaid on the existing pavement is exempt from that review. The city arborist's office is the authority on what applies.
Work in the public right of way needs a city permit. Atlanta says any disturbance to the public right-of-way requires a permit issued by the Department of Transportation. ATLDOT names driveway apron and sidewalk work as examples. Repaving inside your own property line is a separate question from rebuilding the apron at the street.
Some Atlanta streets are state routes, and GDOT requires a permit for work inside state highway right of way. That covers changes to an existing driveway, and the rules set the width, the apron and any pipe at the ditch. Vinings is different again, since it is unincorporated Cobb County and the county handles driveway permits there. We build to whichever rules apply, and the permit is arranged with the road owner before we pave.
Trees are the other Atlanta permit worth knowing about. The city code says no person shall remove, destroy or injure a tree on private property without a permit. That covers trees six inches across at breast height and up. Grade changes that affect more than 20 percent of a tree's root save area count as destroying it. So widening a drive under a big oak can mean a call to the city arborist first. Georgia law also has us call 811 to get the lines located before we dig.
