Cherokee County's own tagline is Where Metro Meets the Mountains, and Canton sits right on that line. The soil survey that covers the county groups it with Gilmer and Pickens, the mountain counties to the north. Around Canton the map units run to Madison and Gwinnett, Piedmont soils with red clay under a sandy loam top. Hayesville turns up too, a soil the survey ties to the southern Appalachians.
Red clay holds water. It gets slick, ruts under a loaded truck and loses bearing when it stays wet. On a steep wooded lot that same rain runs down the drive instead of soaking in. Grading for drainage and a compacted stone base do most of the work here.
The Etowah bottoms are their own problem. The flood plain soil along the river is somewhat poorly drained and stays wet. From November to April the water table there can sit within two feet of the surface. Canton's own weather station averages about 56 inches of rain a year, more than Cartersville gets.
Canton has two kinds of driveway work going on at once. In BridgeMill, Great Sky, River Green and Laurel Canyon the drives are short and the grades are already set. Those jobs are about a clean surface, flush edges and a level pad at the garage. Replacement work on the older streets near Marietta Highway looks much the same.
Head out toward Waleska, Lake Arrowhead, Free Home or Ball Ground and it changes. Drives run hundreds of feet up a wooded grade, often on gravel that washes down the hill every spring. Some are shared, serving three or four houses off one easement. Paving those starts with shaping the drive and setting pipe under it where the water crosses.
A driveway on that kind of ground needs the base built in layers and compacted before hot mix goes down. On a long, low traffic farm lane, tar and chip is worth pricing next to hot mix. Asphalt industry guidance puts a residential driveway near 3.5 inches of hot mix over 6 to 8 inches of stone. Your estimate spells out the thickness, the base work and the square footage for your job.
Canton's retail runs along Riverstone Parkway and out Cumming Highway toward Forsyth County. Interstate 575 feeds both, with exits at Highway 20, Hickory Flat Highway and Riverstone Parkway. Those lots carry delivery trucks, garbage trucks and all day car traffic. Dumpster pads and loading areas break down long before the parking stalls do.
Cherokee County wrote a design overlay for the east side of Highway 20. It runs from Canton Marketplace to the Forsyth County line. The county ties that overlay to a Georgia DOT widening project on the same corridor. More building along there means more new lots, and more old lots getting torn out and replaced.
Parking lot paving for a business that stays open gets planned in phases with you. We build the truck lanes heavier than the car stalls, and we grade so water leaves the lot. After the asphalt cools comes parking lot striping, including accessible spaces under the 2010 ADA Standards.
It depends on who owns the road at your property line. Inside the Canton city limits, a new driveway needs a residential driveway permit from the city's community development department. That covers any new drive that is not part of a larger development. The city code sets driveway width inside the right-of-way at 12 to 24 feet.
Canton's code has one rule that surprises people. Driveways have to be asphalt, concrete or permeable pavers. If the city approves gravel, part of the drive still has to be paved. The code calls for at least the first 25 feet, or out to the edge of the right-of-way.
Outside the city, Cherokee County handles a new driveway off a county road through its own application. The county engineer sizes the pipe, and water cannot be pushed onto the county right-of-way. If your drive ties into a state route like Highway 20 or Highway 140, Georgia DOT's driveway rules apply instead.
