Parking lot paving is commercial work, and a lot is not a big driveway. Delivery trucks and garbage trucks put weight on pavement that a driveway never sees. We build the lot for that weight, from the ground up. The stone base goes down in layers and gets compacted, then hot mix asphalt is laid and rolled.

Red clay holds water. When it stays wet under a lot, it softens, and the pavement above cracks and sinks. So we shape the ground to drain, then put down stone base in layers and compact it.
Then the lot gets sized for its traffic. The Asphalt Institute ties parking lot thickness to the truck traffic a lot carries. Truck lanes, loading areas, dumpster approaches and drive aisles get built heavier than the car stalls. A dumpster pad takes the worst load, because the truck sets the container down in one spot.
The Asphalt Institute recommends a slope of 1.5 to 3 percent across a paved surface. On parking lots it calls for at least 1.5 percent, so water drains off instead of standing. Flat spots turn into birdbaths, and the pavement under them starts to come apart. We set the grades and the fall toward the drains before paving.
It depends on what has failed. If the base under the lot is still solid, the fix is usually a new layer on top. That works when the surface is worn and cracked but the pavement is not moving. Laying an asphalt overlay costs less than tearing the lot out.
Some lots are past an overlay. When sections sink and hold water, or the pavement has broken into small pieces, the trouble is under the surface. Georgia DOT calls widespread cracking in the wheel paths evidence of a pavement that is not strong enough. Those areas get cut out, the base rebuilt and new hot mix put back first.
A full replacement means the old pavement comes out, the base is rebuilt, and the lot is paved again. That is the right call when most of the lot has failed. When only a few spots are bad, asphalt repair work on those areas buys time. We tell you which one your lot needs after we come out and measure it.
Most lots we pave belong to a business that cannot close for a week. We plan the work in phases with you, so part of the lot stays open while another part is paved. The phase being worked has to stay empty, and fresh asphalt needs time to cool before traffic rolls on it. We work out the order, the barricades and the parking with you before the first truck shows up.
Fresh asphalt comes out black and blank. Once the new surface is ready, the lot gets laid out and painted again, which is parking lot striping. Stalls, arrows, stop bars, fire lanes and accessible spaces all go back on. Under the 2010 ADA Standards, a lot with 25 spaces or fewer needs one van accessible space.
After that the lot needs upkeep. The Asphalt Institute says a new lot should not need sealing for about 2 to 5 years.
